Home loans. Average installment falls for the first time since December 2021
For the first time since the series began (December 2021), the average monthly payment on the housing credit stock has fallen: it went from 426 to 423 euros, the Bank of Portugal (BdP) announced this Friday.

"The average monthly payment for the housing credit stock was 423 euros, a decrease of 3 euros compared to February. This was the first month since the beginning of the statistical series, in December 2021, in which there was a decrease in the average monthly payment", can be read in the BdP statement.
In March, new housing loans were mostly contracted at mixed rate (i.e., with a fixed interest rate in an initial period of the contract, followed by a period in which the interest rate is variable). The mixed rate was applied to 74% of all new housing loans.
According to the BdP, the average interest rate on new housing credit operations went from 3.92%, in February, to 3.83% in March.
The average interest rate on new housing credit contracts decreased by 0.04 pp, reaching 3.68% in March. In renegotiated contracts it was reduced by 0.07 pp, to 4.20%.
New loan operations to individuals totaled 2583 million euros in March, 58 million more than in February. New loan operations include totally new contracts and renegotiated contracts.
The amount of new loan contracts to individuals increased by 178 million euros in March, reaching 1989 million euros. This increase was observed in housing purposes (+168 million euros, to 1307 million) and other purposes (+22 million euros, to 220 million). New consumer loan contracts decreased by 12 million euros, to 462 million euros.
Credit renegotiations decreased by 120 million euros compared to February, totaling 593 million euros in March 2024. This evolution was largely due to housing credit renegotiations, which, in March, decreased by 118 million euros compared to February, to a total of 549 million euros.
